Booking Terms & Conditions


This agreement will be entered into once your deposit has been received. Alpine Coast Escapes will confirm the booking by issuing you with a confirmation via email.

Reference to “the Owner”, “us”, “our”, or “we” means Alpine Coast Escapes Reference to “the Guest” or “you” means the person or persons accepted by the Owner as authorised to occupy the chosen property for the period specified in the booking and shall, where the context permits or requires, include all persons named on the Booking Form.

 

1.  Booking

Bookings made more than 8 weeks in advance require a 30% initial payment. The balance, plus any extras, is due 8 weeks before your holiday commences. Bookings made less than 8 weeks in advance require the full charge plus any extras to be made at the time of the booking.

2.  Balance Payment

On confirmation of the booking, the balance plus any extras is due 8 weeks before the commencement of the holiday. We do send reminders – the balance due date is shown on the confirmation form. If the balance is not received within 7 days of the due date we reserve the right to treat the booking as cancelled as set out in clause 13 below.

3.  Damage Deposit

We do not charge for normal wear and tear, if you do break anything please let us know so that we can replace it. A damage deposit is payable when your final balance payment is made, 8 weeks before your stay.  The deposit is fully refundable provided that the property is left in an appropriate condition for our next guests and that we do not incur any costs to rectify any damage to the property or its contents that is discovered following your stay. If any costs are incurred, returning the property to an acceptable standard, then these costs will be deducted from the security deposit.

Please note, it can only be returned to the card or bank account from which the payment was made, we have no ability to alter this.

4.  Method of Payment

You can make payment online by acceptable credit or debit cards through our website or adverts on HomeAway. Please note that HomeAway now charge guests an additional 8% booking fee on top of the Alpine Coast Escape prices.

5.  Pool at the Beach House

The pool area is located behind the House. The pool is a constant depth of 1.5meters throughout with steps at one end. Guests are welcome to use the pool but do so entirely at their own risk and that by accepting these Terms and Conditions, agree that the owners and their agents are not liable for any injury or loss of life suffered by the Guest resulting from any and all swimming pool accidents or incidents. The Guest also agrees that children must be supervised at all times and that for safety reasons, breakable items such as glasses, plates and bottled should not be taken into the pool area, but kept within the pool kitchen. Non-breakable plates and glasses are supplied for your use.

6.  Linen & Towels

All bed linen is provided and will be changed weekly. A more frequent change can be arranged on request. At the Beach House, Guests are asked not to take the house towels to the pool or the beach.

7.  Price Changes

We reserve the right to amend prices quoted due to errors or omissions or changes beyond our control.

8.  Pets

We love dogs, but appreciate that some people don’t so unfortunately we do not allow pets at any of our properties.

9.  Non-smoking

We operate a strict no-smoking policy in all of our properties. If you wish to smoke outside, please do not discard butts onto the surrounding areas, but discard responsibly, especially during the summer months when the fire risk is higher.

10.  Check in – Check out

Check in is from 4pm on the first day of your booking and check out is by 10am on the last day of the booking. If you would like to arrange an earlier arrival or departure, then please let us know at the time of booking and we will do our best to accommodate the request, but this will be strictly subject to availability.

11.  Website

The photographs and images on our website may not reflect the actual or current furniture, decoration, room layouts or fixtures and fittings; and we reserve the right to change furniture, decorations, room layouts and fixtures and fittings at any time.

12.  Key collection / Return

Key collection and return details for each of the properties can be agreed and arranged once the booking is confirmed.

13.  Cancellation

Cancellations must be advised by email to escape@no23bol.com. We will use reasonable endeavour to secure another booking for the property for the same term and if possible for the same charge, but we reserve the right to negotiate a lower charge. Any refund will be made less an administration fee of Euro 100, and less any difference in the charge for the replacement booking. We shall not be liable to any Guest on the grounds that we have not used reasonable endeavour, or for any other reason.

We strongly recommend that our guests take out cancellation insurance should they be in any doubt as to their ability to fulfill a booking commitment.

14.  Changing a Booking

Once a booking has been confirmed the booking cannot be changed to another date except by dealing with the booking as a cancellation as set out in clause 13 above.

15.  The Hirer Agrees:

(a)  To keep and leave the accommodation in a clean and tidy state, returning all furniture to the place in which it was found on entry.

(b)  To pay for any loss, breakage and damage (as detailed in 3 above)

(c)  Not to do anything to make void or voidable any policy of insurance.

(d)  Not to cause a nuisance or disturbance to any neighbours

(e)  To allow the Owner or their local agent or contractors reasonable access at all times.

(f)  Not to share the Property except with members of the party shown on the booking form.

(g)  Not to part with or remove any possessions, furniture or effects on or in the Property.

(h)  Not to exceed the total number of people stipulated on the booking form.

(i)  The property may be used for personal and domestic purposes only.

 In the event that any of these Terms and Conditions are breached, the Owner or their agent may forthwith re-enter the Property and terminate the occupation and/or pass to the Guest any additional charges and claim damages for all losses.

17.  Non Availability of Accommodation

If due to any occurrence beyond the control of the Owner or agents, the Property is not available as booked, all monies paid will be refunded in full to the Guest, but neither the Owner nor our employees or agents shall have any further liability to the Guest.

18.  Works

From time to time it may be necessary to undertake repair, maintenance, or similar work either at or inside the Property, and we reserve the right to undertake any such work at any time without making or paying any compensation, refund or similar payment to the Guest or any member of his/her party. Similarly, we cannot accept any responsibility for any building, maintenance or repair work by any neighbouring or other property, nor for road works or utility works. No compensation, refund or other payments shall be required or made in respect of any such work.

 19.  Liability

The Owner does not accept any liability for consequential loss or damage suffered (death or personal injury excepted) by the Guest or any other person which results from the Owner’s negligence or the Owner’s breach of this Agreement. The Owner does not accept liability for loss or damage suffered by the Guest, which results from acts or omissions of the Guest in connection with the hire and occupation of the Property. In addition, we accept no liability for loss of or damage to the Guest’s possessions kept or otherwise located on any part of the Property or land or for any death or injuries suffered by the guest whilst using the pool area.

20.  Complaints Procedure

If you have any cause for dissatisfaction you must contact us immediately by email at escape@no23bol.com or by contacting our local agent. Save in the case of an emergency, it is imperative that we see the reason for the complaint before any remedial action is taken. We regret we cannot consider any complaints where we have not been given an opportunity to investigate the complaint and endeavoured to put matters right during the rental period; or any complaints made on or after departure.

21.  Severance

The parties to this Agreement agree that if any part of this Agreement is found to be unreasonable, invalid or unlawful under any enactment or rule of law pertaining thereto, the Court or the competent tribunal shall have the power to strike out or override that part, whether it be an entire clause or clauses, or some part or parts thereof, and enforce this Agreement as though the unreasonable, invalid or unlawful part or parts had not been included.

22.  Governing Law and Jurisdiction

These Terms and Conditions create a binding Agreement between you (the Guest) and us (the Owner), and are governed by and shall be construed in accordance with English law. This Agreement is subject to the exclusive jurisdiction of the English courts.
